K2 Private Property has been awarded rights to manage Australian Unity’s Queensland healthcare assets

STUART Moody reckons they are the “rising star” in Queensland commercial real estate Services.

And perhaps he is right with K2 Private Property beating some of the biggest names in real estate to win the property and facilities manager’s role for the Australian Unity Healthcare Property Trust portfolio in Queensland.

The portfolio consists of seven assets totalling over 28,000sq m with a total value of $200 million across southeast Queensland including Robina Private Hospital and a medical office building at 15 Butterfield St, Herston.

K2 Private Property director of property Stuart Moody said the business has secured Chris Kinder, previously with Mirvac, to take the lead role looking after the Australian Unity portfolio.

“We’re proud to be awarded this work across Australian Unity’s local medical portfolio and look forward to assisting to drive value for the owner,” he said.

K2 Private now has more than 130,000sq m or $700 million of commercial and retail assets under management in southeast Queensland.

A group of private investors associated with “Brisbanes’ No1 Multi Family Office” – Keystone Private have bought 252 St Pauls Terrace, Fortitude Valley for $10.5 million.

252 St Pauls Terrace is a 4 level commercial building totalling 3,627m2 nla and has 25 car parks. The building is quite unique compared to its peers in the Valley & Newstead precinct as it is fitted for education usage and offers over 30 classrooms with full kitchens and break out rooms. This purchase represents the lowest per m2 rate for a multilevel building purchased in the Valley for many years at $2,895 / m2.

100 Wickham St – 10,500m2 New Deals

K2 Private Property has successfully signed new leases over 10,500m2 of Retail & Office space in 100 Wickham St Fortitude Valley in the last 12 months.

K2 Private’s Director of Property – Stuart Moody negotiated the leases with the help of Warwick Wolfe from Colliers International on behalf of the owner.

The new leases included tenants TPG, AAPT & QLD State Government.

Leases are for terms between 7 – 10 Years each.

A new Retail Café called “Fortitude” has just opened on the ground floor offering high quality food to the buildings occupants.

‘Marquette Properties has purchased the Pacific Square retail complex near AMP Capital’s massive Pacific Fair Shopping Centre on the Gold Coast for $20.9 million.

The Pacific Square property, while serving as a strong income asset for its new owners, is also one of the largest development sites on the Gold Coast and could offer an ideal residential property play into the future.

The deal, which was brokered in an off market transaction through K2 Private’s Stuart Moody, represented a passing yield of 7.2 per cent.

The single level retail and office asset at Mermaid Beach has 7355 square metres of net lettable area on a site of 17,300 square metres with 240 carparks.

The asset is 100 per cent leased to tenants who have been at the centre for an average tenure of 10 years.

Tenants include the Queensland state government, Supercheap Auto and Snap Fitness.

Pacific Square is Marquette’s fourth retail acquisition in the last six months alongside the St Lucia Village in St Lucia, Brisbane, for $10.2 million, Festival Towers in Brisbane CBD for $22.7 million and Bushland Beach Plaza in Townsville for $5.5 million.

Marquette Properties’ managing director Toby Lewis said the new property would allow his team to add significant value in the future.

“As well as being a stable investment with a significant rental reversion, the asset has enormous future development upside,” Mr Lewis said.

“We believe the current day development value and replacement cost value exceed the investment value price we have acquired the asset for.

“The asset has excellent retail fundamentals and is consistent with our investment philosophy of buying assets that we can drastically change the value of and be a ‘pricemaker’ at exit.”

Mr Moody said the property, which is zoned for eight levels of residential, was a prized asset.

“We see it as an awesome investment because it’s one of the largest development plays on the Gold Coast,” he said.’
